WHAT WE HANDLE
Planning approvals for every type of development
Whether you need a DA lodged, a feasibility check before you buy, or help navigating an unexpected council notice—we know this ground.
Residential
Dual occupancies, granny flats, subdivisions, boarding houses, townhouses. We know what Central Coast Council needs and how to give it to them efficiently.
Commercial
Childcare centers, medical facilities, tourist accommodation, and change of use. We handle the complexity so your project stays on schedule.
Rural & Industrial
Poultry farms, intensive agriculture, rural workers' dwellings, industrial developments, and landscape material supplies. Complex rural applications are our specialty.
Most Common Starting Point
Council said you need a town planner. Here is what that means.
Council planners can tell you what you need—but they cannot prepare it for you or advocate on your behalf. A private town planner sits on your side of the fence. We prepare the submission, address the planning controls, and manage the process through to approval.
Most people who contact us have just come from a council meeting. They do not know exactly what a town planner does. That is completely normal, and it is exactly what the initial consultation is for—free of charge, no obligation.

"You need to go away and get yourself a private town planner."
WHAT MOST CLIENTS ARE TOLD BEFORE THEY CALL US
COMMON QUESTIONS
Not sure if you need us?
Most people aren't. Here are the questions we get most often.
Do I need council approval to subdivide my land on the Central Coast?
Usually, yes. Subdividing land almost always requires a Development Application (DA) lodged with the Central Coast Council. The rules depend on your zoning, lot size, and any overlays that apply to your property. If you are thinking about subdividing, it is worth getting advice before you spend money on plans or builders. Get in touch and we can walk you through what is involved.
What is the difference between exempt development, complying development, and a DA?
In NSW there are three main pathways for building work. Exempt development covers minor works that need no approval at all. Complying development is a faster, streamlined approval that bypasses the full DA process. A development application is required for anything more complex, where the council assesses your proposal on its merits. Not sure which applies to your project? We can tell you quickly.
Can I build a granny flat or secondary dwelling without full council approval?
Sometimes. Secondary dwellings can qualify for complying development in NSW, which means a faster approval through a private certifier rather than a full DA. Whether that pathway is available depends on your zoning, lot size, and site constraints. We can check your property and tell you exactly which route makes sense.
